Plan Status

  • Delineate plan on Zoning Atlas
  • Recognize that there are areas of Lutz that are urban and rural.
  • Maintain 1 acre lot minimum, unless clustered.
  • Clustering requires a minimum of 30 acres in rural areas of Lutz.
  • Flex provision of FLUE categories is not permitted in the rural areas of Lutz.
  • Lots on local roads must front on local roads.
  • Fences and walls shall be rural in character and no opaque screening (other than vegetation) is permitted along public right-of-ways in rural areas of Lutz.
  • Overlay district will be prepared for US 41 and Lutz Lake Fern Road area, recognized as the Community's Activity Center.
  • New Commercial zoning is encouraged at three activity nodes along US 41:

    • Lutz's historic downtown area to Newberger Rd.
    • Crystal Lake Road to Sunset Lane; and
    • Crenshaw Lake Road area.

  • High schools are to be located on major (4 lane or greater) roads.
